Broker’s Notes:
This exceptional 632 +/- acres agricultural property is located in Washington County, Kansas, just three miles from the county seat of Washington. This property offers an outstanding combination of productive irrigated cropland, dryland farming acres, established improvements, and recreational appeal. Featuring approximately 363 +/- acres of irrigated cropland, an additional 161 +/- acres of dryland cropland, and nearly 80 acres of pasture, this property provides an opportunity to acquire a well-rounded agricultural operation with a variety of uses and income-producing potential.
The irrigated portion of the property is supported by two separate center pivot systems and two irrigation wells, each equipped with an electric motor-driven vertical turbine pump. The primary system is a 2011 Reinke 13-tower center pivot that is currently in operating condition and is scheduled to receive additional repairs, including replacement of pivot boots and associated components, along with service and labor to address identified leaks. The second system is a seven-tower Lindsay center pivot located in the northwest corner of the section. (See “Reinke Pivot Repairs 2026” document in “Property Document” tab above) This pivot is believed to be a mid-to-late 1980s model and has a history of functioning very well. Both pivots are supplied by wells with documented water rights dating back to the 1970s. Each well is capable of producing more than 600 gallons per minute, providing a combined capacity of over 1,200 gallons per minute to operate the 13-tower Reinke system. The combination of electric-powered irrigation pumps, established water rights, substantial well capacity, and additional dryland cropland makes this an attractive opportunity for agricultural operators looking to expand or establish a significant farming operation.
Adding considerable appeal is the original Willbrant family home site. The ranch-style home was originally constructed in 1947 and offers approximately 1,550 square feet of living space, with three bedrooms, two bathrooms, and a two-car attached garage. The home is complemented by two substantial steel buildings, both featuring full concrete floors. The first building measures approximately 50′ x 96′, while the second Star Metal building measures approximately 48′ x 72′. Several additional outbuildings are also located around the home site, including a detached garage and multiple storage buildings, providing excellent space for equipment, machinery, vehicles, and general farm storage. The home site also features two cattle lots, each measuring approximately one acre (north lot is divided and can function as 2 separate lots), with steel fencing and concrete feed bunks. One of the lots is additionally equipped with a working cattle chute and semi-truck loading chute, providing useful facilities for cattle handling and livestock operations.
The 80-acre pasture portion in the southwest corner of this property includes a nice catch pen facility and adds another dimension to this offering. A nice pond of approximately 3 acres is located within the pasture and has been stocked with fish. The southwest portion of the pasture also includes a small, wooded area where whitetail deer have frequently been observed, adding to the property’s recreational appeal and wildlife habitat. These features provide an attractive complement to the property’s agricultural capabilities.
Properties offering this combination of irrigated and dryland cropland, established water rights, electric-powered irrigation pumps, substantial steel building improvements, cattle handling facilities, a family homestead, and recreational appeal are not commonly available in a single offering. Located just minutes from Washington, Kansas, this 632± acre property presents an excellent opportunity for an established farming operation, an expanding agricultural producer, or someone looking for a well-improved rural property with a strong combination of agricultural and lifestyle features.
